Set on the waterfront of Hindmarsh Island, this renovation is all about warmth, texture, and a clean, contemporary coastal feel.
We’ve used Taj Mahal quartzite throughout, paired with Ibiza plaster to bring in that soft, textured finish. Travertine tiles and engineered timber flooring add warmth and keep everything feeling natural and cohesive.
Bronze tapware and hardware give a subtle sense of luxury, while black-framed windows and accents sharpen things up and add a more modern edge. The kitchen and living areas feature fully integrated appliances for a seamless look, anchored by a beautiful stone fireplace.
Statement lighting ties it all together, creating a home that feels considered, timeless, and perfectly suited to its waterfront setting.

Working with Lia from EF ZIN Interiors on the renovation of our 20-year-old home was a genuinely positive experience.
From our first meeting, Lia took the time to explore with both my husband and I what we were each hoping to achieve, including what we liked and did not like in terms of design. She helped guide us through our individual visions, and then worked with us collaboratively to find common ground across both design and functionality. From there, she developed a clear and tailored scope based on our shared goals.
Lia then presented preliminary design options, materials, and concepts for us to consider, along with a range of supplier options and pathways that we had not previously thought about. Her approach was always inclusive and considered, while also demonstrating the confidence to challenge decisions where needed and clearly outline the implications and alternatives.
Throughout the process, Lia guided us from initial concept through to completion. The end result is a beautiful, calm, and functional home that we now enjoy every day with family and friends.
